-Professional skills needed in preparing budgets, establishing assessment rates, prepare a general reserve analysis and make recommendation for adequate reserve funding.
-Can provide the professional skills needed in the preparation of specifications for work needed to maintain the property at the high level demanded by the Board of Directors.
-Handles the collection of assessments, pursues delinquencies, maintains and monitors the payables, utility schedules, etc.
-Provides monthly financial reports, prepares for the tax returns to be completed, complies with insurance audits and submits the necessary certificates, obtains bids for the Board to choose an auditor for a fiscal year end review.
-Investigation of insurance needs and has quotes for the best possible coverage. Review of investment markets for the Association's Reserve funds and makes recommendations for investment.
-Will solicit bids for all contracted work authorized by the Board of Directors.On site inspections as well as attend four (4) Board of Directors meetings in addition to the Annual meeting.
-Provides 24 hour emergency service.Handles all work orders received from the co-owners when given the authority by the Board of Directors.
-Assist the Board of Directors in the establishment of Association Rules and Regulations and oversee the enforcement of these regulations.
-Addresses all general correspondence.
-Oversees the general responsibilities of contractors for snow removal, building maintenance, lawn maintenance, grounds maintenance, work orders, etc.
-Provides the guidance to the Board of Directors to make decisions that operate the Association in the manner that meets the needs of the co-owners.
